As an investor in rehab properties, I held enough property to retire with and would flip the rest for a great monthly income. With all the sub prime problems coming fast, it is time to rethink about strategy.
I will be switching from buy and sell to buy and hold for the next few years until the market starts coming back.
I am finding that most investors are holding properties that are for sale up to a year in some cases. That is why my new strategy will be to buy and hold. I am not going to do rentals though. Instead most of my deals are going to be owner financing or lease options. The reason is simple. Many people out there are going to lose their house because the payments skyrocketed out of control and they just couldn’t afford it anymore. These people feel that they have been cheated out of home ownership by lenders that gave them loans knowing that eventually the payments would soar beyond their reach.
